This deed made this 23rd day of February 1906 between E. W. Sims (?) and Jennie A. Simms his wife parties of the first part of the Cnty of Greene and State of Virginia and J. W. Dulaney party of the second part of the same County and State. Witnesseth that for and in Consideration of the sum of Four Hundred ($400.00) Dollars Cash in hand paid by the party of the second part to the said parties of the first part the receipt whereof they do hereby acknowledge. They the said E. W. Sims and Jennie A. Sims his wife, do grant, bar--- (?) and sell and do now by there presents grant barga--(?) sell and ---(?) with General Warranty of ----(?) with the said J. W. Dulaney the following ----(?) or parcel of land lying and being in the County of Greene and State of Virginia adjoining the land of Robert Huffman, W. H. Ru--(?) and others and is bounded as follows to wit. Beginning at a planted rock and corner(?) with Huffman, ther---(?) with his line N19 E87 pil--(?) to a stake on the north side of the Fredericksburg road a--(?) pimt---(?) on the South side of the road, the---(?) with the said road S88 W35 f--(?) s 59 3/4 W47 1/2 piles(?) to a point is said Road two chestnuts on South Side and black and white oak on the North Side all Marked en(?) F----(?) and C---(?) with Ascen(?) F-y(?) ther--(?) with S-(?) line S13 3/4 W27 3/4 fil(?) to a planted rock C---(?) with said Fry(?), there a new line S62 1/2 E62 1/2 pile(?) to the beginning  Containing twenty four (24) and more or less and being the same L--(?) of land C---(?) to the said E. W. Sims by Sarah F. Stephens by deed dated the 27 day of April 1905 and duly recorded in deed book N0 14 page 111 of the clerks office of the Circuit Court of Greene County to which deed reference is here made for a more perfect classification. Unto him the said J. W. Dulaney unto him and his heirs and accyi---(?) to have and to hold the said h--(?) of land by this deed Compact(?).

I, Chas Miller, Deputy Clerk for the Circuit Court of Greene County certify that E. W. Sims and Jennie A. Sims his wife whose names are signed to the above deed bearing the date on the 23 Day of Febrary 1906, and hereto ess----(?) personnally appeared before me in my County and State of o-----(?) and acknowledged the same to be their(?) a--(?) deed G---(?) my hand and seal this the 23 Day of Febrary 1906
